  • Complete Special Inspector Registration Application
  • Upload copies of all special inspectors certifications
  • Upload Copy of your valid driver's license, State Issued ID or Passport
  • Upload Copy of social security card
  • Upload Completed and notarized Verification of Lawful Presence Form (attached)
  • $50.00 application fee payable at the end of the application

General Information:

  • Registrations are issued on a biennial (two year) cycle
  • Each registration cycle starts on July 1 of each odd numbered year. All registrations expire on June 30 of the next odd numbered year
  • No person may practice as a special inspector without a current registration
  • There is no grace period for practice if not reregistered by June 30
  • Unregistered practice carries a maximum fine of $10,000
  • Similar licenses or registrations from other states will be evaluated for equivalency. Registration fees are not prorated
  • Limited and Provisional Registration Classifications are not available for special inspector registrants
  • Per Section 6-8-40(a): an architect licensed by the Board of Architectural Examiners of this State or an engineer registered by the Board of Registration for Professional Engineers and Surveyors of this State may practice as a special inspector without additional registration required by this chapter
Qualifications and Procedures

The SC Building Codes Enforcement Officers' Registration Practice Act requires that all persons acting as a special inspector - except an architect licensed by the SC Board of Architectural Examiners or an engineer registered by the SC Board of Professional Engineers and Surveyors who may practice as a special inspector without additional registration - must be registered with the South Carolina Building Codes Council, before they may practice as a special inspector in SC. A person applying for registration as a special inspector must be familiar with the Special Inspection Manual.

Continuing Education
Continuing Education Requirements:
  • 24 hours of continuing education per registration cycle
  • Reporting period is from July 1st to June 30th of each odd numbered year
  • Continuing education cannot be carried over to a new registration cycle
