License Renewal Resource

Renewals are now closed. Licenses not renewed before June 30, 2024 are now lapsed. Lapsed licenses cannot practice and have 24 months to Reinstate for active licensure.

Reinstatement

S.C. Code § 40-57-110(D) stipulates those licensees not renewed before the expiration date, June 30th of the license expiry year shall be lapsed. Following the lapse of licensure, licensees have twenty-four months in which to reinstate the license before cancellation (S.C. Code § 0-57-110(E)).

Reinstatement applicants must:

  1. Complete any required continuing education,
  2. Review the Reinstatement of License Document Submission Instructions.
  3. Submit the Reinstatement application via Document submission in the Licensee Portal.
  4. Once logged in, Document Submission is located in the left-hand menu.
  5. An invoice will be emailed to you once a processor has reviewed your application.

Licensees will be notified once the reinstatement application has been processed and approved. Licensee may not engage in the practice of real estate until an active license has been issued.

If licenses are not reinstated by June 30th of the 24 month Reinstatement period, they will be canceled. Per S.C. Code 40-57-110(E) A license that has lapsed and is not reinstated by the last day of the twenty-fourth month following expiration is canceled.

Individuals with canceled licenses must reapply for licensure (using a paper application) and meet all current requirements for licensure. Individuals holding lapsed or canceled licenses may not engage in the practice of real estate or property management per S.C. Code §§ 40-57-20 and 40-57-780.

Troubleshooting: Renewal Portal Login

If you have not accessed your e-service account in a while, you may need to reset/recover your password. Go to the "I Forgot My Password" web link at https://eservice.llr.sc.gov/SSO/Login/RecoverPass/, and a link to reset your password will be emailed to you. You must have a current email address on file with the Commission to be able to reset your password.

To update email address, email the Commission at contact.rec@llr.sc.gov and include the following:

  • Name
  • License number
  • Last 5 of SSN
  • Current email address

A current email address must be kept on file with the Commission at all times.

Online Renewal Kick Out

Accidentally answered a question resulting in a kick out: Renewal kick-out are cleared out each morning. If it is an emergency, request for clearing of kick out can be emailed to Contact.REC@llr.sc.gov. Email confirmation will be sent once the renewal can be accessed.

Answered "Yes" to a Personal History Question: These questions require written explanations and additional documentations to be submitted with the application. As such, online renewal cannot be processed.

  2. Renewal applications with additional documents can be submitted via Document submission in the Licensee Portal.
  3. Once logged in, Document Submission is located in the left-hand menu.

Answered "No" to Continuing Education Question: S.C. Code § 40-57-340(A)(1) requires broker and salesperson licensees to complete ten hours of continuing education as a requirement of licensure renewal. Those not meeting the exemptions outlined in 40-57-340(B), cannot renew until continuing education has been completed. Once continuing education has been completed, licensees may submit for licensure renewal or reinstatement.

To claim CE Exemption Waiver, prior to submitting a renewal application, licensees must first get approval from the Commission.

  1. Please review CE Waiver Document Submission Instructions.
  2. Submission of the CE Waiver can be submitted via Document submission in the Licensee Portal.
  3. Once logged in, Document Submission is located in the left hand menu.
  4. Exemptions are not effective until confirmation from the Commission office has been sent.

Supervision not indicated: S.C. Code § 40-57-30(2) requires a broker, salesperson and property manager to be under the supervision of a Broker-in-Charge or Property Manager-in-Charge. If you are currently an active status licensee without supervision, you will need to submit an Inactivation of Licensure prior to renewing.

Click on Manage My License and select 'Inactivation of Licensure'. Then submit the Inactivation Application form via Document Submission.

Military Renewal Submission

Per S.C. Code § 40-1-620, military service members are exempt from being required to pay a license fee during the calendar year in which he/she serves any period of active military duty. Service members renewing their license must complete a renewal application and supply a copy of their military orders in order to attain this exemption.

  2. Military Renewal applications and active-duty military orders can be submitted via Document submission in the Licensee Portal.
  3. Once logged in, Document Submission is located in the left hand menu.

This exemption does not apply to spouses of active duty service members.

Renewal Background Checks

S.C. Code § 40-57-340(A) required criminal background checks to be conducted every third renewal cycle. Background checks are not required for this renewal cycle. Notification will be sent to licensees prior to the designated renewal cycle requiring background checks to be conducted.

Update Personal Name, Address or Email

Visit the Manage My License page and select 'Update Personal Name, Address, or Email'.

You will then Submit the Name, Address or Email Change Form with the applicable name change documentation and processing fee via document submission.

To update email address, email the Commission at contact.rec@llr.sc.gov and include the following:

  • Name
  • License number
  • Last 5 digits of SSN
  • Current email address

A current email address must be kept on file with the Commission at all times.

The Commission office requests licensees wait to renew licenses for 24 hours after submitted name, email or address requests to allow the system to update. Renewals processed prior to system update will not reflect the updated information.

Changing License Status

The Commission office requests changes to license status be submitted prior to renewal submission. Please allow 48 hours after submission to allow the system to update.

Reactivation of Licensure: Click Manage My License and select 'Reactivation of Licensure', then submit the Reactivation Application form via Document Submission.

Inactivation of Licensure: Click on Manage My License and select 'Inactivation of Licensure'. Then submit the Inactivation Application form via Document Submission.

Transfer License

Transfer of license can be conducted via the Online Transfer Service. This electronic process allows changes to go into effect immediately and does not require the Broker-in-Charge's signature. The Broker-in-Charge will be notified via email. For Salesperson, Broker, Property Manager (Active Status Only).

BIC/PMIC Step-down and Transfer. This is for BIC or PMIC licensees stepping down and becoming a broker or property manager. Submit to the Commission via email at contact.rec@llr.sc.gov.

Continuing Education Information
Continuing Education Audits

S.C. Code § 40-57-340 required brokers and salesperson licensees to complete ten (10) hours of continuing education each renewal cycle. Education hours are to be submitted by the CE Providers within fourteen (14) calendar days to CE Broker. If you have completed a course but it is not showing in your CE Broker account, please contact the CE Provider.

For account activation and course upload questions, please review the CE Broker Tracking System help sheet. Do not send course completion certificates to the Commission office. The Commission office will not accept nor house copies of completed CE courses.

Following the close of renewals, the Commission office will conduct a random CE audit. If selected, the Commission office will notify licensees and send additional instructions on how to submit proof of CE compliance.
